Based in our London office, Samuel Charlton is a Partner in the Firm’s Real Estate Department. Samuel concentrates his practice on private equity real estate acquisitions, dispositions and joint ventures on behalf of leading international fund sponsors. Samuel’s clients have included Blackstone, GLP, Boreal, KKR, Optimum, Northwood and Modal. In 2024, Samuel was recognized among  Lawdragon’s “500 Leading Global Real Estate Lawyers”.

Work Highlights

Sam has notably advised Blackstone in multiple transactions, including on:

  • The acquisition of TT Group’s stake in The Arch Company and associated equity capital raise, resulting in a £2 billion portfolio of over 5000 UK railway arch properties
  • The purchase of a portfolio of logistics assets in Slovakia and Czechia from TPG for €470 million
  • The acquisition of a portfolio of over 200 Swedish logistics and industrial assets from Castellum Aktiebolag
  • A joint venture with HPP for the acquisition and development of a £700 million studio complex in Hertfordshire
  • A joint venture with Optimum Asset Management investing in a 30 asset real estate portfolio spanning residential and business properties in Germany, valued at approximately €800 million 
  • The acquisition of OfficeFirst Immobilien AG for €3.3 billion
  • The sale, alongside partner Round Hill Capital, of a €1.3 billion residential real estate portfolio to Heimstaden Bostad AB

Samuel has also advised other real estate investors, including:

  • KKR Real Estate in its 50:50 a joint venture with The Baupost Group that acquired a portfolio of 33 Marriott hotels from Abu Dhabi Investment Authority
  • Modal in its joint venture with Centerbridge Partners to build a portfolio of industrial outdoor storage assets in the UK
  • Boreal in its joint venture with Cadillac Fairview to build a €3 billion European logistics portfolio and Hotel Investment Partners on its acquisition of six hotels on the islands of Sardinia and Sicily
  • Optimum Asset Management in its partnership with Cipriani to raise a fund to invest in Cipriani branded properties
  • Round Hill Capital in the sale of a minority stake to Dyal Capital Partners

Samuel began his legal career in Simpson Thacher’s New York office in 2010 and joined the Real Estate Group in 2011 before moving to the London office in 2014. 

Samuel received his J.D. cum laude, from Cornell Law School in 2010 where he was the symposium editor of the Cornell International Law Journal and received his B.A. from Johns Hopkins University in 2007.
